2. Estimates and assumptions
Outputs like yields, ROI, cashflow, “deal scores”, rental estimates, and comparable-based values are estimates produced from assumptions, limited datasets, and third-party sources. Estimates may be inaccurate, incomplete, delayed, or wrong.
You are responsible for validating any numbers with agents, brokers, solicitors, surveyors, contractors, and other professionals before proceeding.
3. No guarantee of outcomes
Property investment carries risk. We do not guarantee returns, capital growth, rental demand, financing approval, deal availability, or that any opportunity identified by the Service will be profitable or suitable.
4. Third-party sources and availability
The Service may display or process information from third-party sources (e.g., property portals, public records, mapping providers). We do not control these sources and cannot guarantee their accuracy, completeness, or uptime.
5. Your responsibility
